Running an air conditioner consistently and high usage tends to cause cooling coil dirty & choked. It causes water leaking & insufficient coolness. Chemical overhaul process of cleaning the internal components of an air conditioner with chemicals. The process involves dismantling the internal parts, including the evaporator coils, filters, and condenser, thoroughly wash.

There are several reaons that causes not cold enough;
- Dirty Filter
- Aircon temperature set too high
- Area capacity for aircon cooling is too huge (i.e. air con unit is undersize, BTU capacity not equivalent to the need of the room area)
- Thermostat is faulty
- Not enough compressor gas
- Refrigerant leakage
- Components of aircon may be faulty

A dirty or blocked air filter, which causes restricted airflow to the evaporator coils. The coils can freeze, causing water to spill out of the condensate drain pan.
Or a crack in the condensate drain pan that allows water to leak out of the condenser.
Or Overheating problem.

The dirt & blockage can affect the cooling efficiency, overheating compressor and higher electrical consumption. Ideally once a year to chemical wash condenser. It’s depend to the environmental condition.

Calculation of cooling capacity for a room: estimate of power require for a room.
Area (length x breath) x 65 = BTU/hr
Example: Room (10 ft x 12 ft) x 65 = 7800BTU (minimum require BTU)
You may spot some water around the evaporator coil of the air conditioner (fan coil) unit. It’s quite normal due to condensation of the evaporator coil. If you spotted an abnormally big amount of water leaking from the fan coil. This is really an aircon leaking water problem.
What causes – it may be ;
- drainage pipe is dirty or blocked;
- drainage pipe not properly installed
- refrigerant level is too low
Pressure testing work is a process to identify the Air con gas leakage area. It is done when there is a suspect of gas leaking, like example after topping up refrigerant gas but it still not cold or gas pressure reading is still very low after being top up. This is the sign of gas leaking in the system.
Pressure testing work will help to identify which is the leakage area. Normally high pressure is induced into the condenser, fancoil and refrigerant piping to identify where is the leakage. Further repair work will be quoted once identify the leakage area.
This work will not be able to rectify the faulty but it’s a necessary process to define the scope of repair. Our Pressure test are unable to pinpoint the leakage location but only identify the leakage section of refrigerant system

This is due to the surrounding smell of the environment which is being absorbed into the aircon unit. Thus, advisable to have regular Air con cleaning & service.
The cause of the indicator light blinking / flashing, there is a fault with the air conditioning system. It might be component /spare part faulty. To avoid any further damage to the Air conditioning, advisable to get a qualified technician to diagnose & repair the fault.

Noise from outdoor Condenser or indoor fan coil, likely cause by;
The aircon evaporator coil may be dirty.
Loose component in the air conditioning system.
Faulty parts in the air conditioning system.
Faulty motor bearings (ie Spare part- fan motor or Swing motor).
Abnormal gas pressure in the air fan coil pipe may also cause noise.
There is a fault with the electronic circuit board. The circuit board controls the operation of the indoor fan coil. The faulty PCB “Printed Circuit Board” causes to lose its operational control. Thus, a repair or replacement PCB is needed.

It’s NOT advisable to do that on your own as a lot of dismantling is required. If not done properly, it may damage to the system and other problems may occur.
